Pre-Purchase Environmental Assessments
Lenders and potential owners of real estate have the burden to make a duly diligent effort to research the environmental hazards on the property they acquire title to, foreclose on, maintain a security in, or assist in managing due to federal and state environmental regulations. Property transfer audits evaluate the potential environmental hazards that may exist on a property due to past use with respect to geology and hydrology, nearby properties and structures, and the property itself. They also help to establish “innocent landowner” status and limit the potential property owner’s liability for environmental problems.
GEM has extensive experience in providing pre-purchase environmental assessments for property acquisition, and divestiture, planned construction projects (including supporting multi-million dollar capital development programs at airport facilities), lending institutions, developers, and law firms. Our staff has been performing high quality auditing services to the government and industry for over 15 years and brings over 400 cumulative years of auditing experience to our clients. These assessments and investigations include limited site inspections, comprehensive compliance audits, environmental impairment liability audits, Phase I, Phase II, and Phase III property transfer assessments (including preconstruction assessments), OSHA compliance audits, and due diligence audits. GEM performs these facility audits using ASTM Standard D-6008 and ASTM E-1527.
